What Tenants Want Research Report

For years, commercial real estate has operated on a powerful assumption: sustainability investments attract and retain better tenants. But how true is this across real tenants, real buildings, and real leasing decisions? TurnLeaf Consulting conducted a year-long research study, analyzing 449 survey responses across 65 office buildings, supported by in-depth interviews, to uncover what tenants actually prioritize. The findings reveal which building features are truly non-negotiable, where ESG expectations diverge from market reality, and how tenant archetypes differ in their sustainability demands. Practical recommendations are included for landlords, building managers, brokers, developers, tenants, and policymakers, stemming from the insights.
